    Five of Ulster’s marketing experts of the future were recognised for their outstanding achievements at a special ceremony last week in Jordanstown when the University’s Department of Marketing, Entrepreneurship and Strategy hosted its third Marketing Excellence Awards.

    The Spanish property market recovery is being led by the Balearic Islands, with home sales in the region up 14.5 per cent in 2010 compared to the previous year.

    New figures released by the Public Works Ministry show that for the first time in three years there was positive growth in the market, with a 5.9 per cent year-on-year increase in transactions across the country.

    Official government data shows that some 491,000 properties were sold across the whole of Spain last year, with 10,860 of those sales on the Balearic Islands of Ibiza, Majorca, Minorca and Formentera.

    Ignacio Osle, sales and marketing director of Taylor Wimpey de Espana, said that he had seen interest in the Balearics rise over the past 12 months, with buyers particularly keen on property in Majorca.

    "The largest Balearic Island offers something for everyone from amazing sandy beaches to stunning scenery, idyllic coves, traditional architecture and wide range of sports and leisure activities," he explained.

    However, despite this apparent turnaround for sales, last year was the worst on record for Spain’s home-building industry, with planning approvals down by 17 per cent in 2010.

    A growing number of real estate developers are turning to Brazil for the best returns and biggest opportunities, it has been suggested.

    Indeed, this is the opinion of Research and Markets, which has now decided to add the country to its housing sector analysis to keep up with the unprecedented demand.

    The firm explained that the Brazilian property market is poised for "tremendous growth in the coming few years" as a result of its growing population, more affluent citizens and increasing demand for homes.

    "Anticipating the market potential, Brazil is witnessing massive investments in its housing sector, from both the private and the public sector," Research and Markets said. "These investments are particularly targeted at meeting unprecedented demand for affordable housing units in the country."

    Earlier this year, the Sao Paulo University Real Estate Department suggested that demand for residential property in Brazil could be set to rise this year.

    The organisation said that continued economic growth and government investment are likely to bolster the country’s property market, while increased demand from the middle and lower classes will help to push prices up.

    Average house prices in Northern Ireland are likely to remain largely flat over the next two years as the market faces a long and slow recovery, experts warned.

    The Royal Institution of Chartered Surveyors (RICS) said its latest survey of the region’s housing market showed there will be no rapid revival for the sector as the wider economy is set for a slow and uneven recovery.

    And it warned that conditions could be made more difficult after the general election, with public sector spending cuts likely to be introduced by the next Westminster government.

    Derek Wilson, head of lending products at Ulster Bank, which sponsored the RICS survey, said: “It is true to say that anyone hoping for strong price growth in the near future will likely be disappointed.”

    RICS spokesman Tom McClelland said that while housing market transaction levels are rising, the survey showed that any improvement will be at a slow rate.

    “The housing market, like the economy, is in recovery mode. However, like the economy, recovery in the housing market is going to be slow,” said Mr McClelland.

    “Housing transaction levels, which are the most important factor in the housing market recovery, are rising, but at a marginal rate, and are still a long way off what you could call normal levels.

    “In terms of prices, there continues to be some movement, but we anticipate that average house prices will be broadly flat over the course of the next couple of years.

    “However, there will be variations and there are risks.”

    Ulster Bank spokesman Mr Wilson added, however, that buyers could benefit in the current climate. He said: “It will be encouraging for those seeking to purchase a home that the market is moving increasingly away from what were abnormal market conditions and into a period of greater stability.”

    The Ulster Wildlife Trust, Northern Ireland’s leading local nature conservation charity, is encouraging everyone to Make Space for Nature in their garden this winter, as part of its 30th anniversary ‘Year of Action’ campaign.

    With the winter in the offing, you might think that there’s not much to see or even do in your garden. But the season brings its own vibrancy, particularly from the fruits now ripening on trees; giving colour and providing a larder to birds and other animals for the cold months ahead. It’s also the ideal time to get outdoors, roll up your sleeves and start making your patch a better place for wildlife.

    Putting out feeders or a bird table for birds is an easy way to make a difference. If you haven’t been feeding your garden birds throughout the year, now’s the time to start again – it’s a good idea through to give your feeders a good clean out before filling them up again to prevent disease. As well as the usual food such as seeds and peanuts, provide birds with bird cake as the high fat content will see them through the winter months. Also, remember that water is just as important to birds as food, so make sure that you supply regularly topped up clean bathing and drinking water to complement your feeding.

    November onwards is the perfect time to start planting native trees, shrubs and hedgerows, either as bare rooted seedlings or saplings, to provide shelter and food for wildlife. Planting species which bear fruits or nuts is great way of providing a living winter larder, especially if you include a good variety which produce harvests at different times. Good native fruit producing species include rowan, holly, whitebeam and hawthorn, and if you have the space, including a nut-producing tree like oak, beech or hazel, will give the animals even more to keep them going.

    Many of the species you find in your garden such as butterflies, ladybirds, frogs and hedgehogs hibernate to get through the colder months and are already looking for places to spend the winter. The most useful thing you can do is to leave some untidy corners for all your garden inhabitants. Piles of dry sticks, prunings, dry leaves and other debris will provide a wealth of hibernation sites. A pile of logs in a shady corner or under a hedge can be a winter refuge for frogs or newts, as well as many invertebrates. If you do feel the need to tidy up, do it soon, not in mid-winter when any disturbed creatures will find it very difficult to find a new home.

    Demand for property in Egypt could be set to rise as economic growth flourishes in a post-Mubarak era, it has been claimed.

    This is according to Larry Seruma, managing principal at Nile Capital Management, who believes that a new regime will lead to an increase in market transparency.

    His comments follow the knee-jerk reaction of many investors to sell the assets they held in the country fearing the worst at the height of the political crisis.

    "There will be democracy and transparency and these changes will lead to more economic growth," Mr Seruma told Select Property. "It’s a great opportunity to invest in Egypt."

    Indeed, the news provider noted that the unrest in Egypt has in fact presented savvy investors with a great opportunity to buy.

    "The immediate effect of the revolution was for share prices to drop, which some savvy investors have used to their advantage to buy up stocks in emerging market funds to pre-empt the predicted Egyptian growth," the article stated.
